  • What kind of pets do you allow?
    Our Pet Friendly Policy welcomes dogs and cats with some restrictions for what are considered “aggressive breed.” Examples of breeds that are not accepted include (but are not limited to) breeds or mixes of breeds such as Rottweiler’s, American Staffordshire terrier, pit bulls, German shepherds, Doberman pinschers, Min-Pins, chows, Akitas, wolf hybrids, dogo argentine, presa canario, cane corso, and tosa inu. We reserve the right to meet any pet before they become part of the community.
  • Do you permit exotic pets?
    No. We do not permit snakes, alligators, farm animals, rodents, or other exotic pets. Again, we reserve the right to meet any pet before they become part of the community, so please ask before bringing any pet home! If you have a specific question about any other animal we don’t list here, please ask.
  • How many pets may I have?
    Up to 2 per apartment with a total weight limit of 75 pounds.
  • Are there any deposits, special fees, or monthly charges to have a pet?
    We offer a couple different pet fee options for your convenience:
    The first is a one-time Pet Fee of $300 for the 1st Pet and $100 for 2nd pet with no additional pet rent for the term of your first lease.
    The second is a $100 Pet Fee for the 1st Pet and $50 for 2nd pet with additional Pet Rent of $25 and $35 respectively.
  • What must I bring with me to tour an apartment?
    Please bring valid state or federal issued photo ID, and of course, your money order or credit card so you can lease on the spot!
  • What are your fees and monthly charges?
    $50 application fee per applicant. There will also be a Security Deposit and one-time Administrative Fee. This information can be obtained at the Treetop office at 910.864.5608.
  • What are the income and credit qualifications?
    A prospective resident’s income must be equal or greater than three (3) times the monthly rental rate of the apartment to be leased, exclusive of discounts or specials. A credit report from a Consumer Reporting Agency will be required of each applicant. Each prospective resident must have verifiable credit accounts in good standing and have a satisfactory credit history. The prospective resident must also have a satisfactory rental payment history or mortgage payment history.
  • What is acceptable “proof of income” to sign a lease?
    The prospective resident must be gainfully employed, verifiable through their company’s personnel office, or have proof of adequate income from other sources, such proof being sufficient at the sole discretion of Apartment Dynamics, LLC. In the event a prospective resident is self-employed, documentation is required, including but not limited to a verifiable tax statement showing earnings from the previous year.
  • What happens if I qualify for an apartment, but my roommate does not?
    Each roommate must complete a separate application. Each will be qualified separately, and must individually qualify with age, employment, income, and credit history. The income may be met jointly, but each individual roommate must have gross income equal to or greater than two (2) times the monthly rental rate of the apartment to be leased.
  • Is my security deposit totally refundable?
    The security deposit is fully refundable as long: Proper 60 day notice is given, lease is fulfilled, all rent is paid, and there are no damages in the apartment beyond normal wear and tear when you move out. We strongly recommend a joint move-out inspection so there are no questions about the deposit.
  • If I get a job transfer, can I break the lease?
    A job transfer does not end the lease agreement, however, Apartment Dynamics offers you your choice of how best to fulfill the agreement. You may either sign an Early Release Accord and Satisfaction Agreement and “buy-out” the remainder of your lease as an option in terminating the lease agreement, or pay rent until we are able to re-rent the apartment home. The 60-day notice requirement applies to either option.
  • Can I change to a month-to-month lease plan after my first year?
    Yes, in most cases. In fact, if you don’t renew, your lease automatically reverts to a month-to-month lease under the same terms and conditions as the original lease, including the requirement of a 60-day notice. However, you’ll want to make sure it’s in your best interests, since typically a month to month lease is at an increased rate and requires payment of month-to-month fees. So don’t just let your lease lapse without a renewal! Please ask!
  • What utilities are included in my lease?
    FREE Water!
  • How long is the term of the lease?
    We offer flexible lease terms that range between 7 and 24 months, depending on availability.
  • Do you accept leases for short terms?
    Typically we do not, however, people often live somewhere longer than they think they will, so ask! Our goal is to create apartment homes that are part of a neighborhood, and often short term leases create more of a hotel-like atmosphere.
  • Am I required to have renters insurance?
    Yes. We require residents have liability coverage in the amount of $100,000 and recommended contents coverage in the amount of $15,000. We hope you never need it, but you’ll feel better knowing you have it! We can link you up with a cost-effective provider if you don’t already have one.
  • Do you offer furnished apartments?
    No, but we can link you up with excellent rental furniture companies who let you choose your own options without the high mark-up apartments typically charge to be the “middle man.”
  • Do you offer corporate apartments?
    Not typically. Our goal is to offer apartment homes that are part of a neighborhood, but we are glad to try to refer you to other communities who do.
  • If something needs to be repaired in my apartment, how do I report it?
    We offer LOTS of options! You may contact the leasing office by telephone at 910.864.5608, by e-mail at , by logging into your Resident Portal, or stop by the office and report it in person. If you have an emergency after hours, please call the Leasing Office number 910.864.5608 and the After Hours Answering Service will assist you.
  • When is my rent payment due?
    Rent is due on the 1st of every month and is late on the 2nd. Payments are due on the first!
  • What day of the month am I liable for a late charge?
    Rent is late if paid after the 1st. After the fifth (5th) of the month Rent is PAST DUE, and a 5% penalty will be assessed and payment must be made in certified funds. We would rather have your rent on the first, which results in savings to you, as well as helping insure a stronger credit rating.
  • Will you accept electronic payments from my bank?
    Yes. We make payment easy! We accept ACH, debit and credit cards, which can easily be set up through our Resident Portal! We also work with the Base to set up allotments for our military.
  • Is there a place where I can pay my rent after office hours?
    Yes, there is a drop box at the leasing office to make payments after hours. Payments can also be made online through our Resident Portal, and best yet, you may set them up automatically through ACH or allotment. That’s the most carefree method!
  • There is a person who might be staying with me for a while, is that permitted by the lease?
    The lease states residents must request permission from management to allow any other persons not listed as an authorized occupant to stay in the home.
  • Do you have reserved parking?
    No, but there is ample parking!
  • I have a motorcycle, where can I park it?
    You may park motorcycles in the parking lot in designated parking spaces. They may not be stored on the patios, common areas, stairwells, or inside the apartment home.
  • My children live with me in the summer; do I need to notify your office when they arrive?
  • Can I install my satellite dish at my apartment?
    If it meets the lease requirements, yes. So that there are no miscommunications, the lease requires that you request permission prior to installing a satellite dish, and that it may only be within your rented area, not hanging over or extending over the balcony or patio of your leased space. Drilling into the building or installing wires or cables through the walls is also prohibited. We can give you written guidelines that your satellite dish installer can follow.
  • Do you have cable services?
    Spectrum provides service locally and we can link you up with a representative who offers our residents the best terms and rates!
  • Does the property have a fitness center?
    No, but we are conveniently located near the following:

  • Does the property have a swimming pool?
    Yes! All residents have access to a swimming pool at no additional charge! There is also a cabana, outdoor barbecue grilling, and picnic tables.
  • Does the property offer on-site recycling?
  • Are gas grills permitted at your property?
    Yes, however North Carolina Fire Code states you must move grills 10 feet away vertically and horizontally from combustible materials, and it prohibits storing grills of any kind on any balconies. So that means, no upstairs grills, and no grilling in the breezeway or breezeway balcony, or within 10 feet of a building, pine needles, trees, etc. For your convenience, we provide grills for you to use which are away from the buildings so you don’t run the risk of violating this important law!
  • Is there any additional storage space available at your property?

  • Are residents permitted to paint their apartment?
    We paint it for you! Each apartment home is painted prior to a new resident moving in. If you would like an accent wall, we can arrange to have it painted prior to your move in so you can customize your home! Accent wall fees vary based on the wall chosen, please call or stop by for more details!
  • Will you accept my delivery packages for me?
    Yes. We will hold them at the office for you!
  • Do you have a list of Preferred Employers?
    We proudly offer preferred employer discounts to local employers, including the following:

  • Where do I register to Vote?
    You may obtain registration forms at the following locations in Cumberland County:
    Board of Elections Office, 301 E. Russell Street (Monday through Friday, 8:00 a.m. to 5:00 p.m.);
    At any of Cumberland County's public libraries during regular hours;
    At various public locations including registration drives;
    Department of Motor Vehicles; and
    Various Agencies (Social Services, Agencies dealing with people with Disabilities, Employment Security Commission, Armed Forces Recruitment offices
